This role is responsible for driving sustainable, profitable growth while strengthening client relationships and aligning operational strategies with sound risk management practices. This role provides both strategic direction and day-to-day leadership across the line of business, with primary accountability for performance under assigned Statements of Work (SOWs). This role serves as the primary client contact for assigned engagements, overseeing all aspects of transaction management, including setup, internal coordination, communication of scope, and reporting requirements. This role ensures high-quality service delivery by reviewing and approving materials, supporting underwriting consistency (including underwriting files as needed), and monitoring timelines, profitability, and overall engagement performance while escalating risks or improvement opportunities as appropriate. Working closely with AVP-level staff and cross-functional partners, this role ensures alignment, accountability, and successful execution across teams. The role also fosters strong stakeholder relationships through clear communication, training, and KPI development, while serving as a subject matter expert on underwriting practices, product offerings, and the Fulfillment Services business model.

Essential Job Functions:

  • Maintain up-to-date knowledge of credit processing, underwriting, closing, and post-closing requirements and associated regulations.
  • Demonstrate a high level of fluency in all essential competencies outlined in all job description(s) that report to this position.
  • Collaborate with the Sales Team to onboard new clients, maintain existing relationships, and assist with any change requests or updates to volume, review scope, or pricing.
  • Aid in the creation of Statements of Work (SOW), when required.
  • Act as the primary point of contact for all client matters.
  • Organize and arrange client-requested meetings with sales, compliance, development, and technology, as needed.
  • Ensure either directly or through team oversight, the proper set-up and kickoff of a new engagement is occurring as anticipated.
  • Assist in the design of staffing plans to track resource capacity for each Fulfillment Services engagement ensuring accurate projections and ability to accept new SOWs.
  • Assist in timeline planning based on current resource capacity and Service Level Agreement (SLA) commitments.
  • Collaborate with Shared Services team to ensure all SLAs are met and all Fulfillment Services teams have sufficient workload.
  • Conduct regular follow-up and check-in calls with client(s).
  • Promote and support strategies that drive retention of both employees and clients, fostering long-term engagement and satisfaction.
  • Assist in recruiting and/or hiring of  staff and/or cross training of existing staff, as business needs dictate.
  • Oversee final approval of client-deliverable reports while ensuring accuracy and completeness.
  • Enter required transaction information into system(s) as may be designated, including scopes of review, file counts, reimbursable expenses, contacts, etc.
  • Demonstrate strong underwriting capabilities by actively underwriting files within a production environment, leading by example to drive performance, quality, and best practices.
  • Perform second-level review of files, as required.
  • Conduct periodic quality reviews to validate adherence to SOW.
  • Coordinate with IT to ensure accurate data mapping and integration, while guiding the evaluation and deployment of system improvements that support evolving client objectives.
  • Conduct one-on-one conversations with direct reports to discuss job performance, evaluate potential areas of improvement, and provide motivation for an overall positive work environment.
  • Work with Director of Quality Management to ensure staff developmental goals are met and overall review quality and proficiency are continuously improving.
  • Interface with Human Resources and Payroll, when required, to address staff issues and coordinate resolutions.
  • Conduct annual, semi-annual, or other reviews of assigned personnel as required by SitusAMC Policies.
  • Such other activities as may be assigned by your manager.

Qualifications/ Requirements:

  • Bachelor’s degree in related field or equivalent combination of education and experience.
  • Minimum of 12+ years of industry and/or relevant experience, typically with 2+ years in a VP level role or external equivalent.
  • Minimum 10+ years progressive leadership experience in primary market mortgage operations, fulfillment, or technology environment.
  • Demonstrated ability to manage and supervise direct reports; prior management experience within the last 5 years and for a minimum of 3 years.
  • Demonstrated success leading multi-location and/or global operational teams.
  • Ability to travel periodically as required for business needs.
  • Proven track record improving workflow efficiency and implementing performance measurement frameworks.
  • Equivalent minimum experience required by rating agencies or internal policies (currently seven years) in the mortgage primary / secondary market.
  • Exceptional written and verbal communication skills; adept at tailoring messages to effectively convey information to varied stakeholders.
  • Proven leadership and interpersonal skills with the ability to inspire and motivate diverse teams to meet job demands.
  • Must be articulate and have the ability to take on a client-facing role
  • Detail oriented with excellent organizational and project management skills, and the ability to prioritize and execute multiple initiatives simultaneously.
  • Executive level integrity, business ethics, and the ability to maintain confidentiality.
  • High proficiency in Microsoft products; advanced in Excel using formulas, etc.
  • Punctual, dependable, and adheres to all company policies and procedures.
  • Current or attainable Nationwide Mortgage Licensing System & Registry (NMLS) licensure, including ongoing license maintenance requirements and continual compliance in alignment with all relevant federal and state regulations.

The annual full time base salary range for this role is

$100,000.00 - $160,000.00

Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and SitusAMC Senior Management approval. SitusAMC offers PTO and paid holidays, the terms of which are set forth in the program policies. All full time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K; in each case in accordance with the terms of the applicable plans.
